Code Of Conduct
TOWN OF FORT MYERS BEACH—CODE OF CONDUCT FOR SHORT TERM RENTALS
In accordance with Section 34-2393 of Town Ordinance 18-01, the Town hereby establishes a code of conduct that applies to guests of short-time rental units. The Code of Conduct for short-term rentals is as follows:
¨ Maximum occupancy: Occupancy of each short-term rental unit must be consistent with the
definition of “family” that is found in Section 34-2 of this code, which defines a family as one or more persons occupying a dwelling unit and living as a single, nonprofit housekeeping unit, provided that a group of five or more adults who are not related by blood, marriage, or adoption shall not be deemed to constitute a family.
¨ Refuse collection: Refuse containers shall not be moved to the street more than 24 hours prior to scheduled curbside collections nor remain there more than 24 hours after scheduled collections, as required by Section 6-11 of the Fort Myers Beach land development code.
¨ Quiet hours: Between the hours of 10:00 p.m. and 7:00 a.m. all guests shall observe quiet hours. This means all outdoor activity, including swimming, shall be kept to a reasonable noise level that is non-intrusive and respectful of neighbors. Town of Fort Myers Beach Ordinance No. 96-24 sets limits on noise levels during quiet hours and these levels must be obeyed by all guests.
¨ Mandatory evacuations: All guests staying in short-term rental units must comply with mandatory evacuations due to hurricanes and tropical storms, as required by state and local laws.
In addition, Guests must also follow all the Rules and Regulations of the Condo Association where the rental unit is located, if applicable.
Guests will be subject to and responsible for all fines incurred by guest, any member of guest’s party, owner of rental unit, or Itrip Vacations for violations of the Code of Conduct committed by guest or any member of guest’s party. Fines will be $500 per incident/occurrence per day plus the cost of any related corrective action incurred by the Town., the Owner of the property, and/or Itrip Vacations, along with any application administrative fees.
Check-In/Check-Out
Check-in time – 4:00pm
During peak season, unavoidable delays may occur. Your patience and understanding will be appreciated.
Check-out time – 10:00am
Your cooperation in adhering to check-out time is necessary to safely prepare the home for the next guest.
Check-Out Procedures
- To provide a safe environment for our cleaning teams, we ask that you carefully follow these CDC recommended procedures as you prepare to depart:
- Please notify us if you leave before 10am the morning of your departure so we can let Housekeeping know that the property is vacant. We are unable to honor requests to check out after 10am as our Cleaning and Sanitizing teams need the full time between guests to clean/disinfect the property to CDC standards.
- Please do not remove linens from the beds.
- If you used any extra pillows or blankets stored in the closet, please do not return them to the closet but rather leave them on the bed or on the sofa so these items can be disinfected after your stay.
- If you choose to the wash linens during your stay, please do not mix them with darks or colors.
- Please collect all trash from around the home/condo including bathrooms, unused food from the pantry, refridgerator and freezer and place in a trash bag. This includes anything that may have been opened such as coffee filters, spices, etc.
- If you are staying in a condo, please dispose of bagged trash in the trash chutes or property dumpsters. If you are staying in a home, please dispose per the Trash Instructions in your Itrip Guest Portal Help Center. If trash is left behind for housekeeping, there will be a $75 trash removal fee.
- Please load and start dishwasher; if there is no dishwasher, please hand wash dishes.
- If you are staying in a property with keys, remote controls, key fobs or prox cards, please make certain you leave those items on the kitchen counter before your final departure. Unfortunately, if there will be a $125 replacement fee if they are not here when housekeeping arrives to clean.
- It was a pleasure hosting you and we trust you enjoyed your stay. We look forward to hosting you again in the future and wish you safe travels!
Guest Expectations
Maintaining a family atmosphere for the quiet enjoyment of all guests and residents is of the utmost importance. We rent to family groups and responsible adults over the age of 25. The total number of persons allowed in the home at any time is restricted to the stated limit for each property. Absolutely no house parties are allowed. Any violators will be evicted with no refund of rent or damage deposit.
Please remember, this home and the surrounding property is not a hotel. Our owners are happy to share their Florida home with you and trust you will respect it. Please treat it with care. Additionally, the items furnished in the home are the personal property of the owner and are provided for the enjoyment of all guests during their stay. Please be certain to leave all items in their place as you found them, in working order, at the end of your stay.
Emergencies
Call 911 from any phone
Fire Extinguisher
If there are fire extinguishers located in the home or on the property, please take a note of their location, should you need them. In the case of a fire, please call 911.
Smoking
Absolutely NO SMOKING, including cigars, pipes, or e-cigarettes inside the home/condo, in the garage, on balcony, or on the lanai. If any smoke smell, or evidence of smoking is detected, it will result in a charge for the cleaning and/or full restoration of the unit.
Air Conditioning
Please keep all doors and windows shut when operating the air conditioning unit. Failure to do so will freeze the unit which will cause the air conditioning to not work.
AC service calls and repairs caused by such will be charged to guest account.
Please use the air conditioning sensibly. Leave the fan on AUTO.
Please remember to return the thermostat to 76 degrees at the end of your stay.
Trash
Please refer to the Trash Instructions in your Itrip Guest Portal Help Center for directions specific to the property you are staying in. If trash is left behind for housekeeping, there will be a $75 trash removal fee.
TV / Internet Issues
Occasionally the cable or internet may go out after a storm or power surge. Unfortunately, we nor the owner, have no control over such incidences. This can typically be solved easily by unplugging and resetting the modem and router.
Candles
No candles are to be burned inside the home, in the garage or on the lanai.
Pool Heater / Swimming Pool
If you are staying in a home with a pool and/or spa, please refer to the Pool/Spa Instructions in your Itrip Guest Portal Help Center for directions specific to the property you are staying in. The following general instructions apply to all pools:
The pool and thermostat settings are established and set by the property owner and their pool service company. Please do not increase pool temp setting above 85 degrees. Although this home has a heated pool, please understand the water temperature is still affected by the outdoor air temperature, and the ability for the heat pump to keep up the temperature settings in the cooler winter months. Increasing the temperature settings during cool weather will not increase the water temperature as you may think, as the heat pump is only running when the pool pump is running. Forcing it to run at a higher temperature or for a longer time will result in damage to the heat pump. Damage caused by guest to the pool and/or mechanicals will be charged to the guest account. Any pool technician service calls needed to be placed by owner or management because of guest misuse or operational error will also be charged to the guest account. The pool pump and heater are set to run daily as prescribed by the owner’s pool service company.
Please DO NOT touch timer settings.
No diving is permitted, and swimming is at your own risk.

Grill
If you are staying in a home with a grill, you are welcome to use it on a self-serve basis, including the purchase of charcoal or propane. Please clean the grill prior to your departure. If it is not cleaned there will be a $35 fee charged to your account.
If you are in a condo, most communities have a community grill available on a first come-first serve basis. Please be courteous and clean up after using it.
Beach Equipment
You are welcome to use any of the beach equipment that the owners have provided during your stay. However, if you take anything to the beach kindly brush or rinse off any sand that has collected before bringing the items back into the home/condo, as well as shaking excess sand out of towels. Please do not put the beach chairs in the Gulf waters as the salt causes the chairs to deteriorate quickly.
Bicycles
If there are bicycles at the property, you are welcome to use them. Guests are responsible for any repairs, damage, or loss. Please clean off bikes after use and return them to the same location you found them at the property. If locks are provided, please use them to secure bikes at all times. Owner or management company does not assume any responsibility for any injury due to bike usage.
In-Sink Garbage Disposal
If the home contains a kitchen sink waste disposal, please always run tap water through as you are operating the disposal. Please do not allow cutlery to fall into the disposal or it will jam. These devices can be extremely dangerous, under no circumstances should you ever put your hand inside the disposal. If the disposal becomes jammed do not attempt to fix it – please call us instead.
You can dispose of most food scraps and waste down the disposal rather than putting it in the garbage. This will avoid unpleasant odors, especially in our warm climate. Please do not place fat or oils in the disposal as they will clog the disposal. Please do not place large peels, seed, bones, or shells in the disposal as this will damage the disposal.
Blocked Toilets
Sewer piping in residential Florida homes and condos are smaller than piping elsewhere. Only flush toilet paper, and even excessive toilet paper can cause a blockage. In the event of a blockage DO NOT repeatedly flush the toilet as this will cause an overflow. A gentle plunging action with the plunger should be all that is needed to clear a minor blockage.
Security
Please lock all doors and windows when you leave the property during your stay and at the end of your visit. Please note, we are not responsible or liable for any of your personal belongings on premise or in your vehicle. If you are staying in a property that has a key/fob/garage opener, please remember to take the key/fob/remote control with you during your stay, as there will be a charge should a locksmith be required to let you back in. We also recommend you lock your vehicle at all times.
Tropical Storms / Hurricanes
If a storm is predicted for our area, please tune into NBC-2 or ABC-7 to keep informed on the latest storm updates. If an evacuation order is issued, please evacuate the property immediately and follow televised instructions.
Pets
Absolutely no pets are permitted on the premises, either a pet of the guest or a visitor. If evidence of a pet is noted, you will be asked to vacate the property immediately with no refund of rent or damage deposit.
